Mandatory Fees

Full lettings and management fee:

12% plus VAT

Initial costs:

Marketing and Contract Costs:

30% plus VAT of monthly rental Agreement of the market rent and finding tenant in accordance with Landlord’s guidelines. Property photography and floor plan, legal compliance, preparationof the appropriate Tenancy Agreement, receipt of monies and booking check in appointment for tenancy commencement. The setup fee is subject to the minimum charge of £270 and a maximum charge of £540.

TDS Registration: £90

Registration with the Tenancy Deposit Scheme. It is a legal requirement for all Landlords or Agents to register the deposit with an accredited scheme and hold the money on account.

Inventory & Check In: Subject to property size:

Check Out: Subject to property size: (Payable upon end of tenancy)

Arrange for the preparation of an Inventory and a Check In Report by an independent Inventory Clerk prior to the
commencement of a tenancy and a Check Out Report at the end of the tenancy.

Referencing:

Prior to the signing of the Tenancy Agreement, Complete RPI will take up full references to include employer and previous Landlord character references, if applicable, to ensure that the incoming tenant is suitable. For each tenant, there is a referencing fee of £90. Should there be 4 or more references required, the cost of each reference will be £60. Where necessary, additional security would be requested by means of a Guarantor or rent in advance. In that event, the guarantor referencing will also be required.

Float:

This is not a fee. Complete RPI will endeavour to pay ALL invoices on behalf of the landlord such as maintenance, utility, council tax bills whilst the property is vacant. To be able to do this, a £300 float shall be required to be held on account to pay for invoices and topped back up (from next month’s rental income) should it fall below £300.

Tenancy Renewal Fee:

Complete RPI will endeavour to contact both the Landlord and the Tenant before the end of the tenancy to negotiate an increase in rent and an extension of the tenancy, if so required. Complete RPI will also draw up the appropriate documents for the renewal of the tenancy for signature by both parties.

Optional / If Applicable Fees

Electrical Installation Condition Report: £300 (Valid for 5 years)

(Not applicable on a new build property for the first 5 years)

The Landlord is legally responsible for ensuring the electrical installation and all appliances within the property are maintained
in good order and regularly checked for safety by an appropriate registered engineer. This inspection is valid for 5 years.

Gas Safety: £120 (if applicable - Valid for one year)

It is the legal responsibility of the Landlord to ensure all gas appliances and their fixed installations are maintained in good working order and checked for safety at least every 12 months by a Gas Safe registered engineer

Property Photography: £90

Video Walkthrough: £110 (Optional)
Property Photography and Video Walkthrough Package: £230 (Optional)

Professional Clean: (if applicable)

Complete RPI also advises a professional clean pre-tenancy and the cost of this would be confirmed to the landlord, if necessary

Non-Resident Landlord Scheme – Quarterly Returns:

Where a non-resident Landlord does not have approval from HMRC to receive rental income without tax deducted, Complete RPI will deduct tax at 20% which can be claimed back when the Landlord submits his/her tax return at year end. UntilComplete RPI receives this approval from HMRC, the Landlord will be charged a quarterly fee of £90 for the submission ofeach quarterly return. We highly encourage each Landlord to fill out the NRL form as early as possible as it could take 6-8weeks for HMRC to send their approval to Complete RPI. As HMRC requires that the Landlord submit this form directly,CompleteRPI will assist with providing the link to the NRL form and all pertinent information for completion of the form.

Selective Licence

In addition, there could be a cost for a Selective Licence, depending on the location of the property. Should there be a requirement for a Selective Licence, Complete RPI will advise the Landlord accordingly. If Complete RPI assists with the application for the Licence, there is an administration fee of £180 each time a licence is applied for. Please note that most Licences are valid for a 5 year period from when the scheme is introduced. Should the Landlord require Complete RPI to be the Licence Holder, there is an additional fee of £420 per annum for the duration of the License.

New Build Snagging Report & Handover:

Complete RPI can conduct, with your consent, an inspection and formal handover with the Developer or Developer’s representative. The purposeof the inspection is to identify snagging issues and report them back to you and your Developer so that they can rectify any problems. At the time of the inspection we will ensure that the property has been completed to the agreed specifications, wewill collect keys and obtain the relevant Handover Pack. Upon completion of the handover, a formal report includingphotographs, will be issued.

Additional Periodic Management Inspections

Complete RPI will undertake an inspection visit within the first three months of the tenancy and six monthly thereafter. These inspections are not intended to be a structural survey or inventory check but provides a landlord with a regular update as to the condition of his or her property. These inspections are important as it can pick up small problems before they become a big issue.
